We are Florida licensed home inspectors. Over 30 years of combined commercial and residential building inspection experience with specialties in mold and moisture intrusion and indoor environment. Our Home Inspection Includes:

When we conduct a home inspection we will inspect the following:

 

  • Exterior- Including siding, trim, flashing, paint, windows, deck, stoops, porches, walkways, railings, drainage, garage doors. Of course we also look at the rooftop including chimneys, skylights, flashings, and all types of shingles, tile and coverings.

 

  • Structural--Including the foundation, floors, walls, attics, crawlspaces, carports, pools, pool enclosures and outbuildings.

  • Interior-Including doors, windows, ceilings, floors, railings, partitions, fixtures, appliances and floor finish integrity (cracks, damaged wood flooring, moisture issues).

 

  • Insulation & Ventilation --Including attics, walls, kitchen, bathrooms, floors, foundations and crawl spaces. Proper insulation and ventilation in these area are key to year round energy savings. We also include a free mold inspection with every building inspection.

 

  • HVAC Systems-- Heating / Ventilation / Air Conditioning - Including cooling equipment, controls, piping, fuel supply, distribution methods and ductwork, chimneys, flues, vents, fireplace damper door and hearth, furnaces and safety controls.

 

  • Electrical -- Including wiring, main service panel and disconnect, switches, outlets, conductors, breakers and fuses, receptacles, including GFCI, smoke detectors, electrical service line, type of grounding and meter box.

 

  • Plumbing-- Including main water shut off valves, hot water heating units, faucets, fixtures, water flow and piping, water pumps and pool pumps.

  • Appliances, water heater, smoke and carbon-monoxide detectors.

BUYER BEWARE.........WE ARE SEEING A LOT OF COVERED OVER MOLD WITH LITTLE OR NO SELLERS DISCLOSURE TO TRACT TO THE SPECIFIC AREA OF WATER LOSS. WE ARE FINDING SOME JUST HAD INCOMPETENT DRY OUT COMPANIES AND OTHERS WITH NO EVALUATION (AS REQUIRED FOR THE MOLD) AND YET OTHERS JUST BLATENTLY COVER OVER IT AND OFFER FOR SALE TO UNSUSPECTING BUYERS.
